Her struggle has become one that is shared with the entire community.

Residents have been giving comfort, hope and encouragement to 1-year-old Adelaide “Addy” Marie Wardrope and her family as she battles a rare genetic disorder rarely seen by area doctors. It was recently discovered that Addy, the granddaughter of Three Village resident Bridget McCormick, has a mutated SCN8A genome and is one of only a handful to ever be diagnosed with such a condition.

“She gets horrible seizures where she will hold her breath for two minutes and turn purple,” said Mackenzie Wardrope, Addy’s mother, “It’s been the hardest experience of my life.”

Wardrope now lives in Maryland with baby Addy and her husband Gregory but grew up in the Three Village community and still checks in with her mother, McCormick, who works in the soup kitchen at St. James Roman Catholic Church.

According to the Frontiers in Genetics academic journal, “the mutation causes seizures, developmental delays, and other neurological complications.” But even through the struggle of conditions, Wardrope remains extremely optimistic.

“She’s an amazing fighter,” Wardrope said about her daughter, mentioning countless hospital visits where Addy would try to lift her head up even under sedation.

Wardrope said she credits much of her early support to a Facebook page dedicated to Addy, where other families going through similar situations as Addy find inspiration to be courageous and fight through the disease.

The family’s tie to the community has given them a strong support system, Wardrope said. Approximately 3,000 families attend the St. James Roman Catholic parish and many of them are involved with helping with or donating to Addy’s fund.

One of Addy’s supporters, Tony Casale of St. James Roman Catholic Church’s and the Kiwanis Club of the Three Village-Brookhaven Township, has been acting as Addy’s Long Island advocate. Casale works with McCormick at the church.

“A lot of people from the church have been very generous since they started the fund,” Casale said.

The fund, which is contributed to by the GoFundMe.com website, has raised $9,835 as of Wednesday.

“Hugs and kisses to the Wardrope family. You’re in my thoughts and prayers,” Pamela Oelerich posted on GoFundMe with her $50 donation.

In addition to Oelerich’s kind donation, 93 other people left money with the fund within four months. Some left sweet messages while others made their donations anonymously. No matter what the intention of the donor, each donation is just one more step toward peace of mind and ease for Addy’s parents in Maryland, her family said.

The Kiwanis Club and Ward Melville High School’s Key Club have also been a tremendous source of leadership and advocacy for Addy’s situation.

Kyra Durko, president of the Ward Melville Key Club and a Village Times Herald person of the year for 2014, has also put forth a huge effort toward helping Addy and her family through their times of trouble.  She created a website for the events for Addy and has reached out to the Girl Scouts and Cub Scouts in her area, providing the young people with the opportunity to help lead a charitable cause.

“This is what the Key Club is all about,” Durko said about the time she spent planning events for Addy.

The Kiwanis Club also plans on raising approximately $1,000 during their family game night fundraiser, Casale said.

“Thank God for the Key Club and the Kiwanis,” Casale said about the events that are being orchestrated in Addy’s honor. “Even if we don’t solve the problem, there’s an idea of giving a little bit of hope to this family.”

Ramones band member visits Book Revue

Long Islanders filled Book Revue storefront in Huntington Tuesday night for a special appearance from Marky Ramone, drummer of the seminal punk band the Ramones.

Born Marc Steven Bell, the 62-year-old Brooklyn native spent 15 years drumming for the iconic band and has played with a variety of musicians dating back to his high school years. He is the only surviving member of the iconic group, and visited the North Shore to take part in a Q&A session before signing memorabilia and copies of his new autobiography, “Punk Rock Blitzkrieg: My Life As A Ramone.”

Leading to the night’s event, roughly 100 rabid Ramones fans anxiously awaited Bell’s arrival. Among them was Smithtown resident Cynthia Cone, 42.

Cone said that when she was a teenager, she dated a drummer who turned her on to the Ramones, and it wasn’t long before she was hooked.

“Their shows were so high-energy,” said Cone. “If you listen to their bootlegs, it’s almost like you hear the countdown, and then it takes you a second to register what they’re even playing because they were so raw.”

Despite not achieving the success they deserved while the band’s original members were still alive, Cone said there’s no denying the Ramones’ impact.

“You hear so many bands like Rage Against the Machine, and even hip hop artists [credit] the Ramones. They were just such a huge influence across the board.”

Bell started playing drums in 1971 for the hard rock group known as Dust and would later audition for New York Dolls before working with Wayne “Jayne” County and Backstreet Boys. Later, he played with Richard Hell and the Voidoids, joining the band for the recording of their first record, “Blank Generation.”

In 1978, while drinking cheap beer at the legendary dive bar and venue CBGB, Bell was approached by bassist and soon-to-be band mate Douglas Glenn Colvin, also known as Dee Dee, and was asked to play drums for the band.

Asked about being on the road with the Ramones, Bell shared his experience touring America in the band’s van and likened it to being trapped in a floating mental institution on wheels.

“We had our trusty Ford Econoline 15-passenger van and we all had our assigned seats, Bell said. “We had a lot of quality time together and we were all different individuals — maybe that’s why the music was so great.”

Later, Bell discussed his band’s role in the 1979 Roger Corman-produced cult classic, “Rock ‘N’ Roll High School,” a musical comedy in which rebellious teens get even with their school principal against the backdrop of Ramones musical performances scattered throughout the film.

“[Film director] Allan Arkush came to New York and saw us play [and] he loved it. We toured our way from the east to west coast in 1979 and the next thing we knew, it was ‘Rock ‘N’ Roll High School,’” Bell said. “Making the movie was interesting [and] it was pretty funny seeing four aliens, me, Johnny, Joey and Dee Dee, in the movie amongst the normals.”

The legislative office building in Albany hums with activity as concerned Long Island parents and members of the addiction treatment community prepare to convene with state assemblymen and insurance company executives for a roundtable discussion.

King’s Park residents Linda Ventura and Maureen Rossi, who both endured the long drive to the state capital the previous night, break away from their group moments before the meeting and casually walk to the nearest bathroom.

Inside the brightly lit lavatory, where toilet paper lines the old tiled floor, Ventura reaches into her purse and retrieves a piece of Tupperware, like she has many times before, and together with Rossi the two of them pray.

Ventura, a mother of three, watched helplessly as her eldest son Thomas succumbed to his heroin addiction two years ago. And now his ashes, tucked neatly inside that plastic container, serve as a reminder of why she tirelessly works toward spreading opiate awareness and tirelessly lobbies for political change. For such efforts Linda Ventura has been selected as one of the People of the Year by this paper.

Jeffrey Reynolds, president and chief executive officer of the Family and Children’s Association, was among those concerned parents and addiction treatment advocates who joined the dozens of insurance executives at the round table meeting.

He recalls the tension choking the room and the moment a state legislator asked Ventura to make her case for why she thinks insurance companies are handling treatment coverage poorly.

“Linda opened her purse, took out a Tupperware, put it on the table and said, ‘This is my son Thomas. This is what outpatient treatment looks like.’ And the room was stunned,” said Reynolds. “You know I’ve seen it all and done it all and heard it all, and it left me and everybody else in the room speechless.”

Reynolds says that he met Ventura roughly two years ago through a mutual contact and that his work with her became much more focused when they started their legislative push.

“She has been at the forefront of our push for a number of bills in Albany. The thing about Linda is that addiction messed with the wrong mom,” Reynolds said.

Ventura, 54, was born and raised in Oceanside and moved to Kings Park in 1993, where she’s continued her work as a financial advisor.

In March 2012, her son Thomas died from a heroin overdose. He was 21. In the years leading up to his death, Ventura says that a tumultuous family life had put stress on her children.

“My mom and dad passed and my ex-husband’s mom passed. Every year we lost one of them and him and I were going through a divorce,” Ventura said. “So there was a lot of loss, tremendous loss in the family and Thomas was especially sensitive.”

At 15 years old, Thomas began smoking marijuana and drinking beer, and by his senior year of high school Ventura recognized that her son had a problem with prescription painkillers. During the fall after his graduation, Thomas went to his first rehab.

That’s when Ventura said she realized how difficult it was to get insurance coverage for her son’s treatment.

“While he was covered under his dad’s policy, the family as a whole was entitled to one stay at a rehab. So we used that the first time that he went. It was then covered under me,” Ventura said. “We heard things through the next few years and [were told] that he’s not high enough for treatment, which still boggles my mind.”

In order to receive continued coverage for treatment services, Thomas had to continually fail at outpatient services before he could be approved for more comprehensive residential treatment, according to Ventura, who claims that this rule was “insane.”

After her son’s fatal overdose, Ventura said she knew that she needed to bring awareness to the opiate problem affecting Long Islanders, and help to change how insurance providers offer coverage to families seeking help for their sons and daughters struggling with addiction.

On the one-year anniversary of her son’s death, she launched Thomas’ Hope, a nonprofit foundation that promotes drug awareness, prevention and advocacy. Through this effort, Ventura has spoken at numerous events to raise awareness and has raised money to assist families battling with substance abuse.

During a Thomas’ Hope fundraiser Ventura met Maureen Rossi, chairperson of Kings Park in the kNOw (KPITK), a grassroots nonprofit designed to help eradicate illegal drugs from the Kings
Park Community.

“From the first time I heard Linda speak, I knew she had the gift — she has an outstanding ability to reach people,” Rossi said. “I was impressed with her work and shortly after I hired her to speak at our annual Preventing Destructive Decisions event. Linda’s actions and words move mountains.”

Together, Ventura and Rossi joined parents and community leaders in what would be several legislative visits to Albany.

Late this spring, they pushed for passage of Senate Bill S4623, which would reign in the insurance companies and force them to pay for treatment when it’s warranted. That bill and a number of others passed the state Senate and will go into effect April 1, 2015.

County Legislator Robert Trotta (R-Fort Salonga) represents Suffolk’s 13th District, has followed Ventura’s work with KPITK and has recognized the impact she’s made on the local community and on New York state as a whole.

“She went up to Albany and she got 13 different pieces of legislation passed, and the most important one is that insurance companies will be paying for treatment programs,” Trotta. “She’s driven, she’s smart, capable and she knows what’s going on. She’s really led the charge.”

Ventura said she hopes to see a sober high school brought to Long Island this year that would serve as “a place kids can come back to and be treated differently when they come out of rehab.” She also said she plans to discuss prescription protocol and the need for better education among medical professionals who prescribe controlled substances when she returns to Albany.

When it comes to stomping out the heroin and opiate epidemic on Long Island Ventura said it’ll have to be done as a group effort.

“New York and Long Island is the epicenter of the epidemic, which is something we should not be proud of,” Ventura said. “We can’t legislate ourselves out of it and we can’t police our way out of it. Those things are important measures to take, but everybody’s got to step up to the plate.”

Board approves zone change for Heatherwood housing community

Despite numerous objections from residents, local civic associations and the community’s own councilwoman, the Town of Brookhaven has paved the way for a 200-unit retirement community at the Heatherwood Golf Club in Terryville.

Councilman Dan Panico (R-Manorville) sponsored the resolution for a zone change from A Residence 5 to Planned Retirement Community for the property, which is located at Arrowhead Lane and Route 347 and falls in both the Comsewogue and Three Village school districts. The town board approved it in a 4-3 vote, with Councilwomen Valerie Cartright (D-Port Jefferson Station) and Connie Kepert (D-Middle Island) and Supervisor Ed Romaine dissenting.

The planning board still must approve the project’s site plan before the project can move forward.

According to the site plan application, about 25 acres of the property would be developed into the 55-and-over community, while about 45 acres would remain open, leaving a nine-hole golf course.

Since the property would be developed at an increased density, owner Doug Partrick in exchange would donate a 40-acre lot he owns in the Manorville Farm Protection Area — in Panico’s district — for open space.

While the zone change public hearing was held on Tuesday, the project had been discussed for months at Port Jefferson Station/Terryville Civic Association meetings, and that group, along with the neighboring Civic Association of the Setaukets and Stony Brook, came out strongly against it.

However, the Town of Brookhaven Planning Department supported the project — Planning Commissioner Tullio Bertoli said the proposal is compatible with existing development in the area and fits in with the town’s smart growth efforts, as it is located along a commercial corridor.

Residents and civic leaders who attended the public hearing expressed concerns about traffic and losing open space in their community. In addition, many were displeased to see the development proposed for the golf course, as the community is preparing to redevelop and revitalize the Route 112 corridor, on another side of town.

“[It’s] dismaying to see a town planning commissioner come before you and say this is a location that meets all criteria,” Bob de Zafra, of the Setaukets and Stony Brook civic, said at the public hearing. “It does not.”

He also criticized Panico for bringing forth the resolution.

De Zafra asked Panico and new Councilman Neil Foley (R-Blue Point) to recuse themselves from the vote, as the officials received campaign contributions from a company under the umbrella of Partrick’s Heatherwood Communities, the retirement community developer.

According to campaign financial disclosure records, Friends of Dan Panico received a $500 contribution from Heatherwood House at Coram LLC in September 2013, while Friends of Neil Foley received a $1,000 contribution in October 2014.

“There’s nothing illegal in that,” de Zafra said. “There’s nothing dishonest in that and I certainly don’t mean to imply that, nor am I due a lecture about it.”

Panico, who said he brought forth the zone change resolution because it was in the best interest of the whole town, interjected during de Zafra’s comments and said, “Why would you bring it up?”

Frank Gibbons, a board member of the Port Jefferson Station/Terryville Civic Association, said he was concerned about the development’s impact on traffic.

“There are good arguments on both sides of this question, but I think that when we look at the best thing for the entire township, Mr. Panico, … how about taking care of Terryville, Port Jefferson Station and South Setauket,” Gibbons said.

The town board placed conditions on its zone change approval, including that Partrick must make the land donation, remove a billboard at the golf course, construct a sidewalk on the east side of Arrowhead Lane and complete a new traffic study for the Terryville site.

Heatherwood’s attorney, David Sloane, of Certilman Balin Adler & Hyman LLP, spoke about the positives of the project, including a decrease in the use of pesticides and more property taxes to the school districts without an influx of students.

“This proposal is the least intensive use that could be developed on this site,” he said.

Housed in a building that was originally a vaudeville theater built in the early 1900s, Uniquely Natalie is a St. James-based consignment store catering to shoppers looking for affordable home and office furnishing.

Its owner, Natalie Weinstein, launched this space last year as a designer-driven shop adjoining the headquarters of Natalie Weinstein Design Associates — a full-service interior design firm.

Aside from contending with the challenges of owning her own business, Weinstein was recently served with some bad news from the county.

In a letter dated Oct. 27, Weinstein and several other small business owners with storefronts operating in Suffolk County were introduced to county code Chapter 563-106-A, which among other things states it is unlawful for any person to engage in the selling of furniture or carpets without obtaining a license.

“When I received the letter my first inclination was to say, since I’m a good law-abiding citizen, we’ve got to pay this, [but] how are we going to do this now?” said Weinstein. “This is my first retail operation … I felt it would be helpful to people who really couldn’t go to the big box stores or pay for expensive furniture and still get quality things.”

The code makes no distinction between “new, used or antique furniture,” and there are no exemptions that exist for “antique furniture dealers, churches or other nonprofit organizations.”

This means that Weinstein and others specializing in the sale of home furnishings in Suffolk County are required to apply for licensing at the initial cost of $200 with $400 needed to be paid every two years for relicensing.

Frustrated and looking for outside assistance, Weinstein reached out to Legislator Rob Trotta, who admitted his outrage over the county mandate.

“This is strictly an attack on small business,” said Trotta (R-Fort Salonga). “Over 200 letters were sent out right before the Christmas season. Downtowns are struggling, small businesses are struggling and this [code] said that you need to get a license.”

Trotta said the foundation of this law had shifted from its original intent and that this mandate was just “another attempt to hurt small business and to raise revenue.”

Aligning himself with Trotta is former Commissioner of Consumer Affairs Charlie Gardner. Gardner believes that this mandate aimed at small-business owners subverts the original intent of its legislation, which was to safeguard consumers from unlawful business practices.

“This legislation was aimed at regulating those businesses that would routinely go out of business, would take consumers’ deposits for money, fail to deliver furniture, deliver damaged furniture, and many times consumers had no recourse,” said Gardner. “Since the inception of this legislation the number of complaints dramatically decreased, but it was certainly not aimed at antique stores, antique dealers [or] roadside vendors.”

Gardner, who is now chair of the Government Relations Committee for the Kings Park Chamber of Commerce, said if any of his town members were burdened with the mandate, he would suggest they appear before the Legislature to vent and demand that the legislation revert to its original intent.

In an attempt to resolve this issue, Trotta asked legislative counsel to draft legislation that would clarify the definition of “antique dealer” and “seller” and save Weinstein and others from additional hardship.

“I believe that the original intent of the law was to protect consumers when primarily furniture and carpet retailers failed to deliver the merchandise promised,” said Trotta. “Now it appears that the county is going after the small-business person who sells a few pieces of furniture and [the consumer] takes the merchandise with him or her.”

School building has lasted through ups and downs in Port Jefferson Village

A lot has changed in the last century, but Port Jefferson’s Spring Street school building still stands.

Eastern Suffolk BOCES, which leases the school building from the Port Jefferson school district, recently celebrated the building’s 100th birthday, with festivities that included period costumes and popular music from the era — the 1914 hit “By the Beautiful Sea” and a World War I marching song from 1915, “Pack Up Your Troubles in Your Old Kit Bag.” There was also a ribbon-cutting ceremony and lots of cake at the school at Spring and High streets, which is now officially called the Jefferson Academic Center.

Though the mood was light that day, the road leading up to the 100th birthday bash was a rocky one.

Another building, the original Port Jefferson High School, once stood in that same place, but it burned down on Independence Day in 1913.

According to the village’s historical archive, it is still a mystery what caused the fire, which started the night before. At the time, many believed that some young people broke into the building so they could ring the bell at midnight to celebrate July 4. They believed the kids started the fire by accident while using matches to light their way in the dark building.

There was also a theory that an arsonist lit up the wooden building, according to the archive. A suspect was presented to a Suffolk County grand jury, but he was not indicted.

The current Spring Street building was erected the following year, with the community laying its cornerstone on May 2.

According to Eastern Suffolk BOCES, $75,000 went toward the new brick and stone structure, which had separate entrances for boys and girls on opposite sides of the building.

“The genders may have been separated by doorways, but their education fell under the doctrine that knowledge is power, a phrase carved into the front of the building for all to see,” a press release from BOCES said.

Though the building was once home to all the grades in the school district, the district expanded and it eventually housed only middle school students. When those kids were moved into the Earl L. Vandermeulen High School building on Old Post Road, where they remain today, the historical building was left behind.

Eastern Suffolk BOCES stepped in during the late 1990s. Sean Leister, Port Jefferson’s assistant superintendent for business, said the school district began leasing the building to BOCES in March 1997. And according to BOCES, it has been providing special education services at the Jefferson Academic Center since 1998.

In 2007, the deteriorating Spring Street building got a little lift — district voters overwhelmingly approved a $5.2 million bond to renovate the building, which came with a renewed 10-year lease, the yearly rent of which covered the cost of the improvements. Those included replacing the gym floor, piping and the boilers; improving site drainage; doing work on the electrical system and the foundation; and making the building more handicapped-accessible with additional toilets, a wheelchair lift and an elevator.

The renovations have kept the Spring Street school going strong — it is the oldest school in Suffolk County that still operates as such.

To 100 years more.

Members vote against Heatherwood retirement community

Civic members took a stand Tuesday night against a housing community proposed to be built on the Heatherwood golf course, voting to send a letter of opposition to Brookhaven Town.

The Port Jefferson Station/Terryville Civic Association’s executive board will draft and submit the letter, which carries no legal weight but serves to share the community’s views on a project for consideration.

The official civic vote caps a months-long discussion on the project at the Heatherwood Golf Club, at Arrowhead Lane and Nesconset Highway in Terryville.

Doug Partrick, an owner of both the course and multifamily housing developer Heatherwood Communities, wants to build 200 rental units for people 55 and older, a mixture of town houses, ranches and apartments.

When Partrick gave a presentation on the project at a May civic meeting, he said the retirement housing would be built on 25 acres at the golf course, leaving the remaining 45 acres as open space. The 18-hole golf course currently at the site would be reduced to a nine-hole course that would surround the homes.

The course is zoned A Residence 5, which allows for one housing unit on every 5 acres. Partrick would need a zone change to planned retirement community zoning to proceed with the development.

As they did at previous civic meetings, members spoke against the proposal on Tuesday night, citing quality of life concerns such as traffic congestion.

Civic President Ed Garboski reported that a traffic study of the area found that retirement housing would have little impact on traffic, though some residents scoffed at that notion.

One man who lives near the golf course talked about how busy the adjacent roads are already and said the housing community would make things worse.

And member Don Zaros took issue with the fact that the homes would be rentals, saying people who rent instead of own — whom he called “transients” — do not care about the community as much.

Partrick, who was not at Tuesday’s meeting, said previously that if the housing development does not move forward he might close the club. He said he would think about whether he would be “better off consistently losing money on the golf course or … just shutting the golf course down, leaving it dormant.”

While some residents have been concerned about having a large abandoned property in town that could possibly attract vandalism or homeless people, others were not worried. While one man said on Tuesday that having retirement housing is “better than a blighted, abandoned piece of property” in the neighborhood, another countered that vacant and blighted are not the same thing, and having a large grassy parcel would be better for Long Island’s groundwater than a housing community.

The group voted overwhelmingly to send a letter of opposition to the town, in keeping with an unofficial vote at last month’s meeting that produced the same result.

“It takes me 20 minutes to get home and I travel 1.8 miles,” Patricia Higgins, who lives close to the golf course, said in an interview afterward. “I could walk faster.”

Civic President Ed Garboski told the crowd that the golf course would shut down at the end of the season, regardless of whether the housing project is approved.

Partrick had said in May that if the development did not move forward, he would think about whether he is “better off consistently losing money on the golf course or … just shutting the golf course down, leaving it dormant” and paying taxes on the land.

“If he wants to walk, let him walk,” Lou Antoniello, who is the civic treasurer but was speaking just as a Terryville resident, said in an interview. “Have a nice day and don’t let the door hit you on the way out.”

Residents hope they can stop the project from moving forward.

“I am so glad I came to know what’s going on and it’s disappointing,” Port Jefferson Station resident Nancy Farrell said in an interview.

Garboski said during the meeting that results of a traffic study performed on the area found that the proposed Heatherwood project would not have a big impact on traffic.

But residents argued that 200 rented units would bring at least 200 new cars, and said they don’t understand how that wouldn’t affect traffic.

Joe Cannone, a Port Jefferson Station resident, said after the meeting that he isn’t against development at the golf course, but “the golf course should either stay a golf course or develop for what it’s zoned for.”

The course is zoned A Residence 5, which allows one housing unit for every 5 acres.

The civic is expected to vote on whether it supports the project at its next meeting on Sept. 23.

Whatever the group decides, it will have the backing of a neighbor — Shawn Nuzzo, president of the Civic Association of the Setaukets and Stony Brook, attended last Wednesday’s meeting because part of the golf course lies in the Three Village school district, and he assured the crowd that his civic will take the same stand as whatever the Port Jefferson Station/Terryville Civic Association decides.

The Port Jefferson Station/Terryville Civic Association will hold a special meeting on Wednesday, Aug. 27, to discuss the proposed housing development for the Heatherwood Golf Club in Terryville.

Doug Partrick, an owner of multifamily housing developer Heatherwood Communities, has proposed a 200-unit retirement community for the golf club, which is at Arrowhead Lane and Nesconset Highway.

His plans for the property include turning the 18-hole golf course into a nine-hole one that would surround two-bedroom rentals — a mixture of ranches, townhouses and apartments. On the 70-acre property, he has said, 45 acres would remain open space.

At a previous civic meeting, residents shared their concerns about an increase in traffic the housing community could bring, as well as drainage and sewage issues. According to representatives at that May meeting, drainage would be handled by constructing ponds and the homes would be linked to a county sewage treatment facility.

The civic association did not take a formal position on the matter at that meeting, but an informal vote showed that most of the people present were against the proposal.

It would require extra approval from the town, as the property is zoned A Residence 5, which allows one housing unit for every 5 acres. This proposal would be more dense, with the 200 units on 25 acres.

The community is invited to discuss the development at the civic’s meeting at the Comsewogue Public Library, from 7 to 9 pm.

Plan calls for homes for older folks at Terryville course

Word that a retirement community is being proposed for Heatherwood Golf Club in Terryville brought residents out in full force to last Wednesday evening’s Port Jefferson Station/Terryville Civic Association meeting, where they raised concerns about density, increased traffic, storm drainage and sewage.

Doug Partrick, an owner of multifamily housing developer Heatherwood Communities, was at the meeting to present the plan for a 200-unit housing complex on the 70-acre property at Arrowhead Lane and Nesconset Highway.

His family has owned Heatherwood Golf Club since the 1960s but it “is no longer viable as a standalone,” he said. With fewer people golfing, the company — which also owns Pine Hills golf course in Manorville — “no longer can carry the golf course as it is without consideration for development.”

Partrick, architect Steven Hanson and engineer Michael Marinis propose to turn the 18-hole course into one with nine holes that would wrap around two-bedroom rental homes. The residences would be a combination of ranches, townhouses and first- and second-floor flats.

Of the golf course’s 70 acres, homes would be built on 25 acres and 45 acres would remain open space, Partrick said.

Hanson said the new homes would offer direct access to the course, which would act as a buffer between the development and the surrounding community, but that the course would remain open to the public.

Of particular concern to residents at the meeting was the fact that development on the golf course could violate the 2008 Comsewogue Hamlet Comprehensive Plan, a study and land-use plan for the area. According to Lou Antoniello, the civic association’s treasurer and chairperson for that hamlet study, the large majority of Port Jefferson Station and Terryville had already been built up at the time of the study, and surveys indicated that residents did not want the few remaining open spaces to be developed.

The study laid out the type of development locals wanted to see, and was geared toward preserving the area’s open space and history while creating a balance of living, shopping and cultural areas, Antoniello said. He sees that balance in jeopardy, as there are several senior housing communities already built or proposed.

MaryAnn Johnston, president of the Affiliated Brookhaven Civic Organization, an umbrella group of about 30 civic groups, said it would be a “waste and abuse of residents’ time and energy” if local development did not follow the guidelines of the study.

Councilwoman Valerie Cartright (D-Port Jefferson Station), who attended the civic meeting, said in a written statement that the study was “a reflection of the community’s vision” and that she continues “to support the desires of these residents” in her role on the town board.

Residents at the meeting also said they were concerned that the new project could exacerbate traffic problems on the already congested Nesconset Highway and asked about storm drainage and sewage from the property.

Heatherwood representatives said they have yet to conduct a traffic study, but have plans to handle drainage through the construction of ponds, and the 200 housing units would be hooked up to a county-owned sewage treatment plant.

Winning support from residents is only one of the difficulties facing the developer — overcoming zoning hurdles could be another. The property is currently zoned as A Residence 5, which allows one housing unit per 5 acres.

Asked what he would do if the development does not move forward, Partrick said he’d have to ask himself if he would be “better off consistently losing money on the golf course or … just shutting the golf course down, leaving it dormant” and paying taxes on the land.

Civic association leaders said they needed more information on the Heatherwood proposal before deciding whether to support it. However, an informal vote showed that most of those who attended the meeting opposed the development as it was presented.

Cartright advised residents to “listen and reflect on each of these individual proposals to determine what is in the best interest of the community and in line with their vision.”
